Northstar Update

Glad to say we fully enclosed our facility before Christmas and we are pushing forward with the construction of the plant. Engelhart Construction Ltd. Construction has exceeded expectations when it comes to our schedule as we have made tremendous progress since breaking ground. All focus is now on the interior of the building with our electrical and mechanical systems. Look forward to sharing an updated photo this Spring after the building gets a paint job and exterior work is completed.

Excited to show progress on Northstar Clean Technologies’ newest Calgary plant as we progress with construction. We are actually much further along but I want to show everyone how the building is constructed.

We have erected our structural precast panels for the entire building as you can see. The structural panels are 12″ thick…..5″ of concrete, 4″ of insulation and 3″ of concrete which gives them an insulation value of R20. They are made at a precast plant and delivered to site on a flat deck and then erected with a crane and the shoring posts shown keep the panels in place while the steel brackets and welding take place along with the dropping in of the joists.

Thanks to Lafarge Canada for the panels and Engelhart Construction Ltd. for accelerating this project forward at warp speed! Great team that has outperformed and exceeded expectations!!

Slab is poured!! As many may not know, there is alot of work that occurs before the slab is poured. You have to compact the subgrade to 98% proctor compaction but that was after we poured 41 additional piles with steel plates within the building for placement of heavy machinery.

Then you need to install your radon pipe and pit to mitigate any radon release. Once that is done, then the final layer of gravel is laid before all the rebar is installed. After rebar installation, the area is ready for concrete and the slab is poured! Then the finishers get on the slab to treat the surface while it is curing. Great job by Engelhart Construction Ltd. and Dynamic Concrete Pumping Inc.! Concrete precast sandwich panels are en route!

Excited to say we are well under construction with Phase II of our Roof Shingle Recycling Plant in Rockyview County for Northstar Clean Technologies Inc.. Piles and grade beam are finished and pile caps with steel plates needed for equipment reinforcing are done. Working on underground services and Engelhart Construction Ltd. is working hard to keep us on schedule despite the bouts of rain we have had to contend with over the last several weeks.

Very regular communication and transparency are key to a successful construction project. Honesty and accountability are also needed to ensure any challenges or unexpected obstacles are resolved quickly. Many thanks to Darren Bailey and Ryan Parcels at Engelhart Construction Ltd.

We are excited to have Phase II of our Roof Shingle Recycling Plant with Northstar Clean Technologies Inc. underway in Rockyview County. Piling is complete and grade beam has been formed and is ready for concrete. Fingers crossed for good weather as we roll into September with Engelhart Construction Ltd. working hard to meet our schedule. A lot of specific requirements for this facility requiring very regular communication with the team and client. More updates to follow!

SIOR Berlin

Finishing up our SIOR International Conference in Berlin, Germany. With over 220 members from North America and Europe, it was a great couple of days learning about Berlin and sharing and collaborating ideas and best practices in the world of commercial real estate. Our European hosts were fantastic. The food was over the top and Berlin is an incredible City with a complex past, present and future. It was great to see many familiar faces along with meeting new ones. The closing speaker was Dr. David Nott who is an international war surgeon who shared his stories and real video going all the way from Sarajevo in 1992 until recently in Ukraine and Gaza. An absolutely incredible human being who spoke of resilience and risk and left the crowd speechless! We were all fortunate to get a signed copy of his latest book, War Doctor. It was a great way to close out the Conference.
